Generally speaking, 2011 has been a pretty good year for the Philadelphia real estate marketplace. The $200K through the $450K market was very active early in the year but seemed to slow down around April 2011. It is still kicking but not like many of our previous insanely strong springs.
Early in the year it seemed like confidence levels were strong. As rumors spread about a potential double dip recession and poorer than expected job earnings confidence was lost and I saw a bit of a slow down.
So far in 2011 versus 2010 I've seen that the over $500,000 buyers have finally come back out to buy. They are very price conscious and are willing to wait for the right deal. though.. One overwhelming truth I am seeing is that buyers don't want to renovate. No matter what price range they are working in they want to buy something that is in move-in condition. The houses that need work will sit and sit and their prices will fall and fall until they become such a good deal that the knowledgeable buyer will snatch it up. If you are looking to get a great deal and are willing to do some work, their is no better time than now!
Either way, and regardless of what "the market" is doing, both buying and selling real estate is a very personal decision which should take into account much much more... It is absolutely possible to get a great deal in a seller's market, as it is also possible to over pay in an buyer's market. Your best bet is to find a fantastic real estate agent to coach you through the process!
