Generally speaking, 2011 was a pretty good year for the Philadelphia real estate marketplace.  2012, I believe, is going to be a reasonably strong year as well!  Admittedly I do tend to be an optimistic person that feels that great properties can sell at great prices even in down markets (and vice-versa).  But, so far this year the biggest complaint I am hearing is that there is very little "good" inventory out there...  That means there are buyers out there who are ready to jump- they are just waiting for the right property to show up!  I've met several buyers over the past month (across all different price ranges) who generally seem to feel like now is the time.  This makes sense considering the good economic news that has finally presented itself.  Over all the good economic news leads to overall higher confidence which, combined with extremely low interest rates, makes it a great time to be buying.
